I’ve worked in the Mayfield area for close to a decade and I’ll say this without hesitation. Mayfield isn’t just a postcode. It’s a way of life.

As of May 2025, the Mayfield market is steady and balanced. Not swinging wildly in favour of buyers or sellers. Just healthy, confident movement.
Prices are shaped by location, land size and how much work has been done to the home. It’s fair, somewhat predictable and still ticking over.
Here’s what we’re seeing:
• Under $1 million: High competition, lots of buyer energy, strong interest from first-home buyers and young families
• Above $1 million: More selective buyers. Slower pace but still moving, especially if the home is well presented.
Homes north of Maitland Road, especially those up on the hill, continue to see strong demand.
Who’s Buying in Mayfield Right Now?There are three main buyer groups we see consistently:
1. First-Home Buyers
Usually young couples with dual incomes, no kids yet and a strong appetite to add value while building equity.
2. Young Families
They’re after more space, better schools and a backyard that actually works for real life.
3. Baby Boomers
Downsizing from bigger homes and looking for something manageable but still full of character. A lot are from Sydney, following their adult kids who moved here during the COVID years.
